Why Condos Could Be the Smartest Move in Today’s Market

Not every homebuyer wants the biggest house on the block. For many people in Bellingham and Whatcom County, a home that’s simpler, more affordable, and easier to maintain is the perfect fit, especially in a market where every dollar counts. That’s where condos come in.
For first-time buyers, condos can be a smart way to get into homeownership in desirable areas like Fairhaven, Downtown Bellingham, or Cordata without stretching your budget. For downsizers, they offer less space to maintain while keeping you close to the lifestyle and amenities you love, whether that’s the waterfront, trails, or easy access to local shops and dining.
And right now, condos are one of the most buyer-friendly segments of the market.
According to the National Association of Realtors (NAR), there are 194,000 condos for sale nationwide. That’s the second-highest level we’ve seen in the past three years.

Here in Bellingham and Whatcom County, that translates into more opportunities locally, too. Buyers aren’t stuck waiting for something to pop up or rushing to make an offer the same day a property hits the market. Instead, you can explore a range of layouts, communities, and price points, and actually be selective.
That’s a big shift from just a couple of years ago when condos were harder to come by and competition was fierce.
With more condos available, sellers are becoming more flexible. National data from Intercontinental Exchange (ICE) shows condo prices dipped 1.3% year-over-year in June, and over half of the top 100 metro areas saw prices ease.
As Redfin explains:
“. . . condo buyers in many cities may be able to find sellers who are willing to give concessions and/or sell for less than their asking price.”

In Whatcom County, that shift gives buyers more breathing room and negotiating power. Whether you’re looking at a low-maintenance condo near Western Washington University, a modern space in Downtown Bellingham, or something tucked away in a smaller community like Lynden or Ferndale, you may be able to secure a better deal, and even request concessions like help with closing costs.
Condos aren’t just a fallback option. In Bellingham and Whatcom County, they’re one of the smartest ways to buy in today’s market. With more inventory, softening prices, and more room to negotiate, this could be the right time to find one that fits your lifestyle and budget.
